Buying with Amethyst Homes

Your journey to owning your new home should be the best possible experience it can be. We want it to be as stress free as possible, from the first time we meet until the end of your warranty period, we’ll be there for you every step of they way.

We have a Customer Charter, which outlines our commitment to our customers and shapes how we go about our business.

Our helpful and friendly sales staff are here to support you all the way. We know that the decision to buy a new home is a big one, but rest assured, we’re here for you. We’ll discuss all the options available for you to make the right decision, whether that’s in respect of the type of property or your financial planning.

We will provide you with all the information needed for you to consider before you make any decisions. As part of your journey with us, we follow the rules of the appropriate Code of Practice relevant to the development you are buying on. This could be the New Homes Quality Code (NHQC) or the Consumer Code for Home builders. In respect of the NHQC, the version will be dependent on when you reserve you new home. (Reservations on or before 1st March 2026 – Code version 2022, reservations on or after 2nd March 2026 – Code version 2026).

Everything you need to know will be fully explained to you before you make your decision. Any questions you may have will be answered by our Sales Adviser. All our staff are fully trained to be aware of any specific needs, assistance or help that you may need to ensure that you are fully informed before making any decisions.

Once you’ve found the perfect new home, the exciting process of buying your new home begins.

Once you’ve chosen the home for you, your Sales Adviser will guide you through the necessary paperwork of the reservation agreement. During this process we’ll ensure that you are fully aware of everything about your new home and the development that you are buying on. We’ll complete a checklist with you, to ensure that we have provided you with all the required and relevant information.

You’ll need to pay a reservation fee and complete all the necessary paperwork. This means that, subject to contracts and meeting the timescales in the agreement, the home is now yours at the price agreed.

We appreciate that sometimes things may change. Therefore we provide a 14 day ‘cooling off’ period where, should you change your mind, you may cancel the Reservation and the Reservation Fee will be refunded in full without any deduction.

Within 14 days of reserving, we will arrange for you to attend a Meet the Builder meeting with the Site Manager who will be building your new home. This is a chance to chat through the reservation process again, ensure that you are happy with everything and give you the opportunity to ask any question.

Not the most exciting part of the process but really important never the less.

If you need a mortgage and haven’t already arranged one, you’ll need to do so quickly. Although you are free to speak to your own financial advisor, we can give you the details of some reputable independent financial advisers to help you with this process and help find the best deal for you.

The same applies to the legal process, where again you’re free to use whoever you like to carryout the legal work. However, we can also provide details of specialist solicitors to help steer and support you through the whole buying process from a legal perspective.

Subject to the build stage, there is the opportunity for you to personalise your new home with choices from our specification range, along with alternative choices from our range of customers extras and upgrades. This is one of the most exciting stages of your journey.

It’s also the part that our Sales Advisors really enjoy and look forward to and are always ready to assist you with making those all so important decisions. After all, this is your opportunity to personalise your new home.

We have a simple rule at Amethyst Homes which is ‘once the roof is on the choice has gone’, so we need to make sure we get this stage of the journey done as quickly as possible. This is to ensure that we’re able to process and incorporate all your choices within the build process at the right time.

Once all the mortgage and legal documents are in place, we’re ready to exchange contracts. At this point you’ll need to pay the balance of the deposit and the whole transaction now becomes legally binding.

We’ll provide an estimated build completion date at the time of reservation. We’ll also make sure that we keep in regular contact through the whole process to ensure that you are given updates as to how your new home is taking shape.

The build process can be affected by many factors including the weather, so any dates given are estimates. Obviously once build progresses towards completion, we’re able to provide more accurate dates.

During construction your home will undergo numerous quality inspections, both internally and externally, to ensure that it meets our quality standards. It will also be subject to several inspections by the external Warranty Provider responsible for the Development.

Usually around five to six weeks before your home is due to be finished we’ll be in touch to let you know of your anticipated legal completion date. Your completion date is usually within 7 to 14 days of construction ending.

Nearly there, the final step to owning your new home. Once we are happy that your new home meet’s our quality standards and that all the required paperwork is in place including final sign-off from the Warranty Provider, your lender can now releases the funds to pay for your home and the solicitors can confirm that completion can take place.

On the day of completion, you will be given a comprehensive homeowner’s pack containing instruction manuals and warranties together with a description of the systems and services installed in your home. We will also provide you with information on how to ‘run in’ your new home. We’ll take final meter readings and our Sales Advisor will do a final check of your property with you and complete the handover form to advise that you are happy with the condition of your new home. This is the chance for you to advise us of anything that you feel needs our attention.

The keys to your new home are now all yours and you can move in.

Don’t forget, we’re always on hand to help you every step of the way and we’ll do whatever we can to make sure you can move in and start enjoying life in your new Amethyst Home and as soon as possible.

The First 28 Days

We appreciate that there’s a lot going on when you buy a new home and moving in day can be a busy time. That’s why we give you 48 hours from legal completion to report any issues you may have spotted over this time.

Courtesy Calls

Once you’ve moved in your Sales Advisor will give you a courtesy call to make sure that you’ve settled into your new home.

Within the first 28 days after moving in the Site Manager is responsible for any issues that you have raised. He will visit your property to arrange for any works to be completed. We aim to get all items rectified to your complete satisfaction with in 28 days of legal Completion, unless issues raised are deemed urgent where we will endeavour to get these rectified within 24 hours.

We have a dedicated Customer Care Team who will be you point of contact 28 days after legal completion and will deal with any issue you may have during normal office hours. They will introduce themselves to you within the first 28 days.

Outside of office hours, we have our out-of-house service provider, Safeguard, who will be able to help.

But it doesn’t stop there. We’re here for the next 2 years should you need us.

Warranty Period

Your new property benefits from a two-year Homeowner Warranty and a 10-year Structural Warranty.

For the first two years of the warranty, Amethyst Homes will attend to any issues in line with our Inclusions & Exceptions Guide. Please note that we will always refer to the Warranty Providers Standards for tolerances and finishes.

On completion you will receive a New Home Pack which contains further details and useful information on all of the above.

Customer Satisfaction is a key value at Amethyst Homes.

We engage in the services of an external specialist In-House who carry out customer satisfaction surveys on our behalf. These are telephone based and are carried out in the first 28 days of completion.

We are also a part of the Home Builders Federation, who also carry out an industry wide customer satisfaction surveys. These surveys are online based, the first taking place 8 weeks after legal completion, with the second survey taking place after 9 months.

Both surveys are really important to us. As they provide valuable feedback in to the quality of the product, and the service we have provided from start to finish.
